Applications for a Short-Term Rental Licence are now available on the Town’s website at www.kingsville.ca/STR.
On November 4, 2024, Kingsville Town Council adopted By-law 82-2024, which mandates that all Short-Term Rentals (STRs) in the Town must be licensed to operate or advertise.
This new regulation aims to ensure compliance with safety and operational standards within our community. The creation of the licensing program included extensive public consultation from residents and stakeholders.
A “Short-Term Rental” is defined as any structure, or part of one, used for temporary lodging for rental periods of twenty-eight (28) consecutive days or less in exchange for payment. This licensing program applies to bed and breakfasts, hotels, motels, and inns, but excludes short-term accommodations provided without payment.
Licensing Requirements: Licences require a Fire Inspection, Criminal Record Check and Certificate of Insurance. Please note that the Fire Inspection will occur after the Licence application has been made. Applicants can apply without yet receiving the completed Criminal Record Check given the processing delays.
Occupancy Requirements: Residential Operators may have two persons per bedroom (plus two) to a maximum of ten occupants. Operators that pay a Commercial Property Tax rate are exempt from occupancy limits.
Parking Requirements: Licensees must provide on-site parking based on the number of occupants permitted.
- One to four occupants – one on-site space
- Five to eight occupants – two on-site spaces
- Nine to ten occupants – three on-site spaces
Distance Requirements: STRs must be 300 meters away from each other to obtain a Licence.
Short-Term Rentals located in the Downtown STR Area (Main Street Corridor) are exempt from the parking requirements and distance separation.
Important Information for Existing STR Operators
Operators of existing Short-Term Rentals will be grandfathered in and exempt from the parking and distance separation requirements if:
– Their STR was operational prior to the enactment of By-law 82-2024 on November 4, 2024.
– The Operator applies for their Licence before March 31, 2025.
