Planning Items for Review at July 18 Committee of Adjustment & Appeals

The Committee of Adjustment and Appeals for the Town of Kingsville will review the following notices at its July 18, 2023, meeting:

1) 1284 Road 4 East:
An application for a minor variance. The applicants wish to construct an accessory structure in their front yard, including an Additional Dwelling Unit (ADU) on the top floor. The Town’s zoning by-laws do not permit ADUs in front yards, so relief is requested. A-2023-5

2) 40 & 14 Cameron Side Road West:
An application for a lot addition. The applicants are proposing to sever and convey a portion of land from 40 Cameron Side Road West to 14 Cameron Side Road West to accommodate outdoor storage for the existing business. A zoning amendment (Town file ZBA-2023-4) was recently approved by Council to re-zone the proposed severed portion to permit its intended use. B / 21 / 22

3) 2058, 2064, & 2074 Seacliff Drive:
An application for a lot addition. The applicants own 3 adjacent parcels, 2058, 2064, & 2074 Seacliff Drive, and wish to widen 2064 Seacliff Drive to plant trees for privacy. The proposed new sizes of each parcel will comply with the Town’s zoning by-laws. B-2023-3

4) 345 & 337 County Road 27 East:
An application for lot creation. The applicants own 337 & 345 County Road 27 East, and the properties are used and treated as separate parcels; however, the lots have merged on the title. The applicant is proposing a severance to re-establish lot boundaries before the merge so they can sell as individual parcels. B-2023-10
